SALES POLICY OF VINHOMES OCEAN PARK

 

I. Sales policy for apartment of Sapphire 1 at Vinhomes Ocean Park

Applicable time: From 19th February, 2020 until the Developer issues the new policy.

 

SALE PROGRAMS FOR APARTMENT

From 19th Feb 2020, Clients purchase/lease and sign deposit agreement of Sapphire 1 will receive a VinFast Voucher worth from VND 70 million to VND 200 million after completing the 1st payment procedure and signing the Sale / Leasing Contract in accordance with the Owner's regulations.

In the event that the Clients received the Voucher and the Sale / Leasing Contract terminates due to the Client's fault, the Clients must return the Voucher. In case the Clients have used the Voucher, the Clients must return the Voucher value.

 

OPTION 1: Customers choose to pay by Own Capital

  1. Customers pay according to the progress

* Progress:

1st installment: Deposit and Sign Deposit Agreement: Deposit VND 50 Million, within 48 hours of signing the Deposit Agreement

2nd installment: Within 07 days after making the deposit: Sign Sale and Purchase Contract within 7 days since the date of resettlement technical date; Pay 10% Apartment selling price

3rd installment: on 25/04/2020: Pay 10% Apartment selling price (VAT included)

4th installment: On 25/05/2020: Pay 5% Apartment selling price (VAT included) and 05% Apartment selling price (VAT excluded) in the Deposit Agreement to ensure the performance of the Sales Contract.

5th installment: On 25/06/2020: Pay 10% Apartment selling price (VAT included)

6th installment: On 25/07/2020: Pay 10% Apartment selling price (VAT included)

7th installment: On 25/08/2020: Pay 10% Apartment selling price (VAT included)

8th installment: On 25/10/2020: Pay 15% 10% Apartment selling price (VAT included)

9th installment: Pursuant to Apartment handover notice: Pay 25% Apartment selling price (VAT included)+ 100% Maintenance fee + VAT of 5% of the Apartment selling price

10th installment: When receiving the Ownership of Apartment Certificate or when Clients made procedure to apply for Ownership of Apartment Certificate: 05% Apartment selling price (VAT excluded) – Deduction from the Deposit agreement to ensure the implementation of Sales contract.

* Direct discount up to 6% the apartment selling price (excluded VAT and Maintenance fee) if clients signing the sale contract no later than 31/03/2020 and making premature payment within 15 days from the signing date of sale contract.

 

OPTION 2: Customer chooses 35 year installment loan

  1. No Discount

Customers are entitled to 0% interest rate support as of March 31, 2021, original grace period for 19 months and free early repayment term during interest rate support period.

  1. Get Discount

+ Interest paid to the bank in the first 19 months, after 31/03/2021 to pay both principal and interest

+ Pay fixed annuity, customers pay into a fixed monthly

 

II. Sales policy for apartment of Sapphire 2 at Vinhomes Ocean Park

Applicable time: From 28th February, 2020 until the Developer issues the new policy.

 

SALE PROGRAMS FOR APARTMENT

- Voucher Vinschool: From 12/12/2019, Clients purchase/lease and sign deposit agreement of One/Two/Three Bedrooms Apartment of S2.06, S2.07, S2.08 or S2.09 will receive a Tuition fee exemption Voucher.

The Clients will receive the Voucher/the discount value after completing the 1st payment procedure and signing the Sale / Leasing Contract in accordance with the Owner's regulations.

 

In the event that the Clients choose to receive the Voucher and the Sale/Leasing Contract terminates due to the Client's fault, the Clients must return the Voucher. In case the Clients have used the Voucher, the Clients must return the Voucher value.

- Voucher VinFast: From 19th Feb, 2020, Clients purchase/lease and sign deposit agreement of Sapphire 2 will receive a VinFast Voucher.

The Clients will receive the Voucher after completing the 1st payment procedure and signing the Sale / Leasing Contract in accordance with the Owner's regulations.

In the event that the Clients received the Voucher and the Sale / Leasing Contract terminates due to the Client's fault, the Clients must return the Voucher. In case the Clients have used the Voucher, the Clients must return the Voucher value.

 

OPTION 1: Customers choose to pay by Own Capital

  1. Clients purchase apartment and make payment following the progress by own capital will receive a discount equal to 2% Apartment selling price (Excluded VAT and Maintenance fee) for Sales Contract.

Progress:

1st installment: Deposit and Sign Deposit Agreement: 50,000,000 VND/ Apartment

2nd installment: Within 07 days after making the deposit: 05% Apartment selling price (VAT included) (included Deposit if any) and 05% Apartment selling price (VAT excluded) on Deposit Agreement to ensure the implementation of Sales contract.

3rd installment: Within 15 days after signing Sale Contract: 15% Apartment selling price (VAT included)

4th installment: Within 30 days after signing Sale Contract: 15% Apartment selling price (VAT included)

5th installment: Within 45 days after signing Sale Contract: 10% Apartment selling price (VAT included)

6th installment: Within 60 days after signing Sale Contract: 15% Apartment selling price (VAT included)

7th installment: Within 90 days after signing Sale Contract: 10% Apartment selling price (VAT included)

8th installment: Pursuant to Apartment handover notice (Within 120 days after signing Sale Contract): 25% Apartment selling price (VAT included) + 100% Maintenance fee + VAT of 5% of the Apartment selling price

9th installment: When receiving the Ownership of Apartment Certificate or when Clients made procedure to apply for Ownership of Apartment Certificate: 05% Apartment selling price (VAT excluded) – Deduction from the Deposit agreement to ensure the implementation of Sales contract.

  1. Clients make premature payment by own capital will receive a discount equal to 8%/year on the amount and the days of premature payment (at least 07 days before the due date of each payment term) (apply for fully progress of payment)

 

OPTION 2: Customer chooses 35 year installment loan

  1. No Discount

Customers are entitled to 0% interest rate support until August 31, 2020, original grace period for 12 months and free early repayment term during interest rate support period.

 

III. Sales policy for apartment of Ruby 1 at Vinhomes Ocean Park

Applicable time: From 19th February, 2020 until the Developer issues the new policy.

 

SALE PROGRAMS FOR APARTMENT

- Voucher VinFast: From 19th Feb, 2020, Clients purchase/lease and sign deposit agreement of Ruby 1 will receive a VinFast Voucher.

The Clients will receive the Voucher after completing the 1st payment procedure and signing the Sale / Leasing Contract in accordance with the Owner's regulations.

In the event that the Clients received the Voucher and the Sale / Leasing Contract terminates due to the Client's fault, the Clients must return the Voucher. In case the Clients have used the Voucher, the Clients must return the Voucher value.

 

OPTION 1: Customers choose to pay by Own Capital

  1. Clients make premature payment by own capital will receive a discount equal to 8%/year on the amount and the days of premature payment (at least 07 days before the due date of each payment term) (apply for fully progress of payment)

* Progress:

1st installment: Deposit and Sign Deposit Agreement: 50,000,000 VND/ Apartment

2nd installment: Within 07 days after making the deposit: 15% Apartment selling price (VAT included) (included Deposit if any)

3rd installment: On 20/06/2020: 10% Apartment selling price (VAT included) and 05% Apartment selling price (VAT excluded) on Deposit Agreement to ensure the implementation of Sales contract.

4th installment: On 20/08/2020: 10% Apartment selling price (VAT included)

5th installment: On 20/10/2020: 10% Apartment selling price (VAT included)

6th installment: On 20/12/2020: 10% Apartment selling price (VAT included)

7th installment: On 20/03/2021: 15% Apartment selling price (VAT included)

8th installment: Pursuant to Apartment handover notice: 25% Apartment selling price (VAT included) + 100% Maintenance fee + VAT of 5% of the Apartment selling price

9th installment: When receiving the Ownership of Apartment Certificate or when Clients made procedure to apply for Ownership of Apartment Certificate: 05% Apartment selling price (VAT excluded) – Deduction from the Deposit agreement to ensure the implementation of Sales contract.

  1. Direct discount to 8% the apartment selling price (excluded VAT and Maintenance fee) if clients signing the sale contract no later than 31/03/2020 and making premature payment within 15 days from the signing date of sale contract

 

OPTION 2: Customer chooses 35 year installment loan

  1. No Discount

Customers are entitled to 0% interest rate support until 06/30/2021, original grace period for 22 months and free early repayment term during interest rate support period.

  1. Get Discount

+ Pay interest to banks arriving in the first 22 months, then pay interest (after 30 June 2021, both principal and interest must be paid)

+ Pay fixed annuity, customers pay into a fixed monthly
